If still haven’t received payment and are going to proceed with claiming a Mechanic’s Lien, this Notice of Mechanic’s Lien must be served to the owner—along with a copy of the actual Mechanic’s Lien—by First Class, Certified or Registered Mail, concurrently with the recording of the lien.
Form 105-D specifically provides for service of the Notice of Mechanic’s Lien by certified mail, and it is recommended that you request a “return receipt.” You will also be required to complete and sign a “proof of service” affidavit that must be included as part of the Mechanic’s Lien when the lien is submitted to the County Recorder for filing.
