AIA has released new versions of their documents. The B103 has been updated!
This document replaces AIA Documents B141–1997, Parts 1 and 2, and B151–2007 specifically regarding large or complex projects. B103–2007 assumes that the owner will utilize third parties to supply cost estimates and project schedules, and may implement fast-track, phased or accelerated scheduling. The architect does not prepare cost estimates, but designs the project to meet the owner’s budget for the cost of the work at the conclusion of the Design Development Phase Services.
Services are divided into two categories: Basic and Additional Services.
The five phases of the Basic Services include:
- Schematic Design
- Design Development
- Construction Documents
- Bidding and Negotiation
B103-2007 may be used with a variety of compensation methods, and is intended to be used in conjunction with A201–2007, General Conditions of the Contract for Construction, which it incorporates by reference.
Please note that in order to preserve document authenticity, Construction Book Express does not offer downloadable AIA forms. Construction Book Express will ship original paper AIA documents only.
