The G704™ AIA document is a standard form for recording the date of substantial completion of the work or a designated portion thereof.  A list of items that need to be completed or corrected is developed by the contractor, which is then verified by the architect. Once the document is verified and any necessary amendments have been made, the form can be accepted by the contractor and the owner. The form notes an agreed to timetable for the completion or correction of the items, the date when the owner will occupy the work or designated portion thereof, and a description of responsibilities for maintenance, heat, utilities and insurance.
