This document replaces AIA Documents B1411997, Parts 1 and 2, and B1512007 specifically regarding large or complex projects. B1032007 assumes that the owner will utilize third parties to supply cost estimates and project schedules, and may implement fast-track, phased or accelerated scheduling. The architect does not prepare cost estimates, but designs the project to meet the owner’s budget for the cost of the work at the conclusion of the Design Development Phase Services.
Services are divided into two categories: Basic and Additional Services.
The five phases of the Basic Services include:
- Schematic Design
- Design Development
- Construction Documents
- Bidding and Negotiation
- Construction
B103-2007 may be used with a variety of compensation methods, and is intended to be used in conjunction with A2012007, General Conditions of the Contract for Construction, which it incorporates by reference.
